Rent is due on the 1st with a grace period through the 7th. A 5% late fee applies if received after the 7th. We handle all late payment follow-up and legal notices.

Owner: Major systems (plumbing, HVAC, electrical, roof, structural). Colorado law prohibits tenants from being financially responsible for consumables (Eg. batteries and furnace filters). We get quotes for repairs that exceed the monthly reserve amount ($500).

We hold them per state laws. After move-out, we inspect and typically return deposits within 30 days. For extensive repairs, it may take up to 60 days, with an interim statement within 30 days.
